The building is fairly new, and has great visibility along Racine Avenue just north of Janesville, but the retail space has been vacant for about a year and a half.

G&G Powersports had occupied the space until late spring of 2011, and it's now a listing from MLG Commercial Real Estate. With nearly 6,000 vehicles per day passing by, any tenant or owner could enjoy decent traffic, and parking is pretty accessible. Sale price is listed as $675,000 or $9.50 per square foot for lease.

Jon Packee, a real estate advisor with MLG, said the property is being marketed as retail, but could also accommodate a light industrial use.

"There's a decent amount of warehouse space, which could serve a business that needed a basic waiting area and counter for customers, and we are also open to dividing the space into smaller pieces," he said. The current space is nearly 10,000 square feet.

As the city has utilized an incentive program to draw new business in, essentially offering a finder's fee to anyone who refers a business that ends up developing in Muskego, it's worth talking up whether you're a business owner, or know someone looking to expand.
